Frequently Asked Questions by Tenants
HPM has put together a list of the “most frequently asked Tenant questions” that may answer many of your concerns in advance.
I have submitted a work order, how will this process and about how long for the repair?
HPM takes the work order and assigns a vendor, if an easy repair it should be resolved in just a few days. If a major repair or replacement, estimates are needed, HPM collects the estimates (could take several days to a week) and HPM will then put estimates with the owner for selection/approval (could take few more days). Once a vendor is selected, HPM assigns that vendor and the vendor schedules a repair date with you. Total turn around could be a few weeks.
I have locked myself out of the house and need a key to get in, what do I need to do?
Someone listed on the lease as a tenant will need to come into the HPM office and checkout a key. That same key must be returned within 24 hours to the HPM office or a $20 fee will be assessed to your account. Extra keys can also be made at HPM office for a fee.
Why can I not clean the carpet myself?
We require professional steam carpet cleaning to preserve the life of the carpet. Home machines do not handle the deep cleaning necessary.
Can I have a satellite dish or install extra telephone lines?
Yes, you can have a satellite dish and install extra phone lines. However, you must submit a request to HPM and sign an agreement prior to installing the dish or phone lines. You also must take responsibility for removing the dish and repairing any damage. No drilling or mounting on house. Call HPM management team for details.
I did not have a pet when I moved in, can I have a pet now? Or, can I add another pet?
Notify your HPM management team of your request for a pet (no aggressive breed.) Do not move a pet into the property without permission. The Property Manager will contact the owner and submit your request. If the owner does allow a pet, a non-refundable pet fee will be required and a pet agreement signed. Any additional pet approved later will require additional agreement and fee as well. If the owner says no, abide by the decision and your current signed rental agreement.
I have a person staying with me for a while, is that something I need to share?
Anyone not listed on your lease that is staying in your home longer than 30 days is considered an unauthorized occupant. Does not matter who this person is, how related to you, or why there. All occupants of the property must be listed on the lease for you to be in full compliance. Eviction process could be utilized on all tenants should this situation occur on HPM managed property.
My roommate wants to move, but I want to stay. What do I do now?
Your roommate needs to submit a Partial Notice to Vacate. HPM will need documentation from you to show you can support the property by yourself. HPM will not partially refund part of the security deposit to your roommate since it is a condition of your rental agreement. You and your roommate will have to settle any funds owed to each other, including any or all of the security deposit. Have your roommate use the HPM Partial Notice to Vacate.
I want to add a roommate, now what do I do?
The prospective roommate will have to submit an application and HPM must approve the person PRIOR to them moving into the property. You can obtain applications at the HPM office. If HPM denies the applicant, they cannot move into the property. If approved, you and the approved applicant must sign new rental/lease agreements.
