Our Tenant Fee Chart below outlines all the fees that can be assessed by HPM during your tenancy at a property that HPM has under its management. We have also provided instructions with how to prevent incurring any of these fees from being assessed and charged to your account. All fees are due upon assessment date. Any outstanding balances on account will be applied against your Security Deposit at end of the tenancy. This list can also be located in the Tenant Manual provided to all Tenants, refer to Page 10 and the section for all Fees/Charges.

New Lease Term Admin Fee – $10 No prevention, charged automatically per the Lease
Add a Roommate Admin Fee – $25 Do not add a roommate to the Lease
Add a Pet Admin Fee – $25 Do not add a pet to the Lease
Key Checked Out, Not Returned Fee – $20 Return the checked out key to Leasing Division
Missed Inspection Fee – $50 Do not miss a scheduled inspection appointment
HPM Inspection Entry Fee – $50 Have someone at property to let the Inspector inside
Unauthorized Occupant Fee – $50 No prevention, charged automatically per the Lease
Unauthorized Pet Fee – $50 No prevention, charged automatically per the Lease
Abuse of After-hours Emergency Line – $100 Keep all calls to the after-hours line an emergency only
Filter Change Fee – $10 Change your air filter per the Lease
NSF Check Fee – $25 No prevention, charged automatically per the Lease
Stop Check Fee – $35 No prevention, charged if a check must be stopped
Re-issue Check Fee – $25 Do not misplace the check you were issued and then require a new one
Re-send Security Deposit Packet – $72 Provide the proper forwarding address when vacating the home
Copies – $0.10 per page Do not misplace the originals issued to you
Smoke Alarm – $50 Do not remove or damage the existing alarm
CO Detector – $50 Do not remove or damage the existing detector
Smoke/CO Batteries – $5 per unit Do not remove the batteries from the unit
Garage Remote – $39.95 Return the issued garage remote back to HPM
Light Bulb – $1.95 Replace any burnt out bulbs, per the Lease
Electrical Plate Cover – $5 per cover Replace any cover that has been removed or damaged
Key Replacement – $2.95 Turn-in all applicable keys issued or made during tenancy
