REALTOR Referrals

If your client is a property owner:

For property owners needing full-service management: we pay a 3% referral fee of the first year total rent (i.e. $1000 monthly rent = $12,000 total year x 3% = $360) paid to REALTORĀ upon the first month of collected rent by tenant with a 12 month lease. This is a one time fee only. Click HERE for referral form.

If your client is a tenant:

For tenants, we pay a referral fee of one full month management fee of 10% (i.e. $1000 monthly rent x 10% = $100) paid to REALTOR upon the first month of collected rent. This is a one time fee only. Click HERE for referral form. We can assist you in a way other management companies typically cannot or will not work with you. We commit to you, in writing, that we will protect you with your client. So what does that really mean… it means that we have a REALTOR Referral Rental Guarantee that assures you and your client stay connected. If your client is a property owner, we will not release their home to the sales market without contacting you first. In other words, the sales listing comes back to you. Simply put, we value our relationship with REALTORs in our marketplace and we do not want to jeopardize that relationship. Rather than just talk about it we actually put it in writing. We see it as a Win Win Win situation for all 3 parties. As you can see from our web site content and reputation in the marketplace that your clients are in good hands. We appreciate your referrals both today and in the future.

Frequently Asked Questions by Referring REALTOR

How can I show a property you have listed for rent?

All of our available rental properties are listed on the MLS, just come by our office and pick up a key to schedule appointment.

I have a client that has been approved to lease and is moving into one of your properties. Do I have to be present when they sign paperwork or move in?

You do not have to be present at the execution of the lease or the move-in. Our property managers oversee these tasks. It would be noted at application time that you were the agent for the tenants.

I have a client that would like to apply for one of your properties. What is involved in the application process?

Homeowners Property Management runs credit, criminal and eviction background checks on all adult applicants/guarantors. Each adult applicant/guarantor over the age of 18 is required to submit an application to be considered for our rental properties. Applicants can apply and submit an electronic application on this website. A $40 non-refundable application fee per adult applicant/guarantor is due at the time the application is submitted. In addition to the online application and fee, the following items are to be submitted by each adult applicant/guarantor: copy of valid drivers license/photo ID, copies of two most recent pay stubs or a copy of most recent 1099 (in the event of self-employment), an employment offer letter (in the event of relocating to the area and/or beginning new employment).

I have a client that would like to list his property for sale and rent at the same time. How can you help?

Homeowners Property Management will work side by side with you to list the property for rent while you list the property for sale. If a tenant is found before a buyer is found, then you remove the sales listing from the sales market. If you find a buyer before a tenant is found, then send us a copy of your contract and your client can terminate with Homeowners Property Management by paying the full contract termination penalty of $300. That will be reimbursement for property marketing expenses during the months the listing was advertised for rent until a buyer was found and Homeowners Property Management was notified by you in writing that the property went under contract to be sold.

I referred a tenant / property. When can I expect to receive my commission?

Referral commissions are disbursed within 10 business days of the tenant taking occupancy of the rental property.

If clients I refer to you later decide to buy a home or sell their home, am I guaranteed to be their agent?

Homeowners Property Management is a property management firm, exclusively, and we respect the Law of Agency. While we cannot enforce which REALTOR a client decides to use to sell their home, we do strongly encourage our tenants use the REALTOR that referred them to our services.

Who should I contact if I have additional questions on referring properties or clients to Homeowners Property Management?

You may call our office at 910-867-0551 during business hours to speak with a member of our staff or a property manager.

I am a real estate sales focused REALTOR interested in releasing my small rental management portfolio, but I need a reliable company to manage them going forward. Is this something of interest by your company?

Homeowners Property Management is always looking to expand it’s inventory of rental properties. We would be very excited to sit with you and discuss options for moving your rental inventory under our management. We believe in Win Win situations and that is how we approach opportunities such as this one, so further compensation to you will be discussed as part of the management. We understand that real estate sales is your primary career and that it requires your time and focus. Allow us to remove the obstacle of rental management from your increased sales opportunities.
